Asphalt crack sealing in Ottawa, the cheapest thing we do
Crack sealing on an Ottawa driveway costs $200 to $500 a visit for a typical residential driveway, with the cracks cleaned out and filled with hot-pour sealant. It stops water reaching the granular base, and Paving Experts Ottawa confirms in writing whether your cracks can be sealed or point to base failure.
Cracks wider than about 1/2 inch routed before filling
Vegetation and debris removed so the sealant bonds
Hot-pour material into a clean, dry crack
Honest answer where the cracking is base failure instead

What water does once it gets past the surface
An unsealed crack is an opening into the granular base, and in this climate that matters more than anything else you can do to a pavement. Water enters, saturates the granular and sits there. When it freezes, capillary action pulls more water toward the freezing front and ice lenses form perpendicular to heat flow, lifting whatever is above them. Then the thaw arrives, the meltwater cannot drain quickly, and the subgrade temporarily loses bearing capacity. That is why driveways and parking lots fail in March rather than in January, and why the first warm week after a hard winter is when the potholes appear. Every stage of that sequence depends on water being in the structure. Sealing a crack is the only intervention available that interrupts it at the start, before the base is involved at all. Nothing else on our list is that cheap or that decisive.

What a proper crack seal involves
Three steps, and skipping any of them is why sealant lifts out the following spring.
Clean it out first
Vegetation, soil, grit and loose material come out of the crack before anything goes in. Sealant poured onto dirt bonds to dirt. Roots left in place keep growing and reopen the crack from underneath.
Route where it is wide
Cracks wider than about half an inch are routed first, cutting a clean reservoir with sound vertical faces. That gives the sealant something to grip and a shape that can absorb seasonal movement instead of tearing.
Hot-pour into a dry crack
Hot-pour material placed into a clean, dry crack flows in, bonds to the faces and stays flexible enough to move with the pavement through a freeze-thaw cycle.
Why pavement fails in March
The sequence is worth understanding because it explains the timing everyone notices and nobody explains. Water enters through an unsealed crack and saturates the granular. As temperatures fall, capillary action draws more water toward the freezing front, and ice lenses form perpendicular to the direction of heat flow. Those lenses grow and lift the pavement above them. Then the thaw comes, meltwater cannot drain away quickly, and for a period the subgrade loses much of its bearing capacity while still carrying traffic. That is the moment pavement breaks. Not in January when everything is frozen solid and stable, but in March when it is thawing from the top down with nowhere for the water to go. It is the same reason spring load restrictions exist, typically early March to mid May at roughly 5 tonnes per axle under the Highway Traffic Act, set annually from a thaw index.
Which cracking can be sealed and which cannot
Not all cracking is a sealing job, and we would rather say so than take the booking.
Linear cracks: seal them
Individual cracks running across the surface or along it are exactly what sealing is for. Clean them out, rout anything wider than roughly half an inch so the sealant has a proper reservoir with sound faces, get the material into a dry crack, and the opening into the base is closed.
Alligator cracking: do not
Interconnected cracks that have broken the surface into small plates are the visible result of the base having already failed and the pavement flexing under every wheel pass. Sealant goes in, the base keeps moving, and the same pattern comes straight back. That area needs a patch or an overlay.
Vegetation: remove it first
Grass and weeds growing in a crack are roots actively holding it open and widening it. They come out before anything is poured in, or the crack reopens from underneath regardless of what went into it.
What crack sealing costs
We price this per visit because that is how the work is actually done and how the cost actually behaves. The linear rate below is Ontario market context, not an Ottawa published figure.

We will say so rather than take the sealing job
Individual linear cracks are a sealing job. Interconnected cracking that has broken the surface into plates is base failure, and sealant on top of it is money spent on a symptom.
Ask whether routing is included
Anything wider than roughly half an inch needs a routed reservoir before filling. If routing is not mentioned, the wide cracks are going to be filled flush and the material will pull out.
Deal with the vegetation
Grass and weeds growing in a crack are roots holding it open. They have to come out before sealing, and a quote that does not mention them has not looked closely.
Ask what the warranty position is
Any workmanship warranty is set out in your written quote, job by job. Crack sealing is maintenance on a moving surface and an honest quote describes it that way.
Our Process
How a sealing visit runs
1
Walk and sort the cracking
We separate linear cracks that can be sealed from areas of interconnected cracking that cannot, and tell you which is which before starting rather than afterwards.
2
Clear and rout
Vegetation, soil and loose material come out. Cracks wider than about half an inch get routed to a clean reservoir with sound faces for the sealant to bond to.
3
Seal while it is dry
Hot-pour material into dry cracks, finished flush. Damp cracks do not get sealed that day, because sealant over moisture fails at the bond line and has to be redone.
4
Tell you what to watch
We point out anything that is heading toward a repair, so you know what next year probably looks like rather than being surprised by it.
Crack sealing is the only work that keeps water out of the base
Everything that goes seriously wrong with asphalt in this climate starts with water reaching the granular underneath it. Frost damage needs three conditions at once: a frost-susceptible soil, sub-freezing temperature and available water. Ottawa supplies the first two whether anyone likes it or not.
That leaves water, and there is exactly one maintenance operation that addresses it directly. Sealing a crack closes the opening through which surface water enters the structure. Sealcoating changes the top few millimetres and the colour. Patching fixes damage that has already happened. Resurfacing replaces the wearing course. Only crack sealing stops the mechanism before it starts.
That is why it is both the cheapest work we do and the work with the best return. An Ottawa minor repair visit covering crack filling and sealing generally runs $200 to $500. Compare that against the cost of replacing a base that has been saturated for six winters and the arithmetic answers itself.
What the City's degradation fee says about asphalt crack sealing
Here is the argument that settles the maintenance-versus-replacement question, and it comes from the City's own fee schedule rather than from a contractor.
When someone cuts into City pavement, they pay a degradation fee scaled by how old that pavement is. Pavement three years old or less costs $61.70 per square metre. Pavement over twenty years old costs $17.70 per square metre. That is a 3.5 times difference, and it exists because cutting into good pavement destroys more remaining value than cutting into worn pavement does.
The City is assigning a hard dollar value to pavement condition. It has decided, in a published fee, that a surface in good condition is worth substantially more than the same surface late in its life. Every property owner faces the identical economics without a fee schedule to make it obvious. Keeping a surface in the condition where water stays out of the base is worth far more than the few hundred dollars it costs to do.

Crack sealing questions
What does crack sealing cost in Ottawa?
A minor repair visit covering crack filling and sealing generally runs $200 to $500 in this market. We prefer that per visit figure because it reflects how the work is actually sold. For context on larger commercial runs, hot-pour crack fill is roughly $1 to $3 per linear foot across Ontario, but no Ottawa contractor publishes a linear rate so we are labelling that one as an Ontario figure rather than a local one.
How wide can a crack be before it needs routing?
Around half an inch is the practical line. Below that, a clean crack takes hot-pour material directly. Above it, the crack needs routing first, which cuts a reservoir with sound vertical faces and a consistent shape. Without that, the sealant has nothing solid to bond to, sits proud or sinks, and pulls out within a season or two.
Is crack sealing the same as sealcoating?
No, and they solve different problems. Crack sealing puts flexible material into individual cracks to stop water getting into the base. Sealcoating is a thin coating over the whole surface that addresses oxidation and appearance. Sealcoating over unsealed cracks looks tidy and does almost nothing structurally, because the openings into the base are still there under the coating.
When is the best time of year to seal cracks?
Through the working season, which here runs roughly early May to mid October, and on a day when the cracks are dry. Timing within the season matters less than surface condition. What does matter is not leaving it: a crack that goes through a winter open has spent that winter admitting meltwater into the base, which is the whole thing sealing is meant to prevent.
Will sealed cracks still be visible?
Yes. Sealant is a dark flexible band following the line of the crack, and on a weathered grey surface it shows. This is maintenance, not a cosmetic treatment, and anyone promising an invisible result is describing something else. If appearance matters, the sealing is done first and a surface treatment goes over it afterwards, in that order.
