What a driveway actually costs in Ottawa, and what moves the number

Driveway paving in Ottawa costs $5 to $10 per sq ft for new asphalt, about $3,000 to $6,000 for a typical double. Concrete runs $9 to $18, interlock $20 to $35, and sealing about $150 to $350. Use the calculator below for a range, then Paving Experts Ottawa measures on site for an itemised quote.

Instant Local Estimate

Estimate your driveway cost

Pick the work, the size and the condition of what is already there. The calculator returns a range built from published Ottawa market rates, including the size premium that makes small driveways cost more per square foot. It is an estimate for planning, not a quote. Base condition and drainage move the real figure more than square footage does, and neither one can be assessed from a form.

Ottawa price ranges by surface

Market ranges for the Ottawa area. Rates per square foot fall as the driveway gets larger, because a crew, a paver and a roller mobilise the same either way and hot mix is sold by the tonne with a minimum load.

Interlock and concrete

$9 to $35 per sq ft

Interlock pavers $20 to $35 per sq ft, typical double-car driveway $8,000 to $18,000
Interlock lift and relay $1,500 to $5,000, spot repair $200 to $600
Plain concrete $9 to $18 per sq ft, so 600 sq ft is $5,400 to $10,200
Stamped concrete $18 to $30 per sq ft

Compare the surfaces

Maintenance and repair

$0.25 per sq ft and up

Sealing $0.25 to $0.55 per sq ft, roughly $150 to $350 for a 600 sq ft double
Crack repair visit $200 to $500
Moderate repair $500 to $1,500, major repair $1,500 to $5,000 and up
Tar and chip $2 to $5 per sq ft, gravel $1 to $4 per sq ft

Three things that move a quote more than size

Square footage sets the starting point. These three decide where in the range you land, and sometimes push you out of it.

What the base is doing

A sound base makes an overlay at $2.50 to $6 per square foot possible. A failed base makes it a waste of money and turns the job into a remove and repave at $8 to $14. Nobody can tell which from a photograph.

Where the water goes

Drainage correction runs $1,000 to $3,000 and excavation and grading $2 to $8 per square foot. If water is currently standing on your driveway, that work is the job and the surface is the finishing touch.

Whether the City is involved

A residential access permit is $193, a culvert inspection $112 and a road cut permit $296 per street segment. Processing takes six to eight weeks, which affects your season more than your budget.

$10 to $15 Per square foot at 100 to 500 sq ft, against $6 to $10 at 1,001 to 5,000

Why the cheapest quote is usually the thinnest base

When two quotes for the same driveway differ by thousands, the difference is almost never in the asphalt. Hot mix is a commodity sold by the tonne at roughly the same price to everyone. The difference is in the granular underneath, in whether the existing surface is being removed or simply covered, and in whether drainage is being corrected or ignored. The City of Ottawa’s own light duty pavement standard puts 150 mm of Granular A over 300 mm of Granular B Type II, compacted to at least 98 percent Standard Proctor. A residential driveway does not need the full road structure, but the gap between that standard and a quote offering 150 mm of crusher run total is where the price difference lives. Ask any contractor, including us, two questions: how deep does the granular go, and what is it compacted to. A quote that cannot answer both is cheaper for a reason you will discover in year three.

Our Process

From range to firm number

1

Use the calculator for a bracket

It applies published Ottawa rates and the size tier to give you a planning range. Treat the top of the range as the realistic figure until someone has looked.

2

We measure the real area

Most people overestimate. On work priced per square foot, the measured number is what everything else multiplies, so we do it with a wheel rather than an estimate.

3

We assess base and drainage

Probing for soft spots and reading the grade decides whether you are buying a surface job or a structural one. This is the step that moves the price most.

4

You get it broken into lines

Excavation, granular, surface, drainage, disposal and permits each priced separately, so a competing quote can be compared item by item.

Why a per square foot rate is only half an answer

Asphalt in the Ottawa market runs $5 to $10 per square foot for a new driveway, which puts a typical double somewhere between $3,000 and $6,000. That range is real and it is useful, but notice how wide it is. A factor of two on the same product in the same city is not sloppiness in the data. It is the honest spread produced by driveways that need different amounts of work below the surface.

Remove and repave sits higher, at $8 to $14 per square foot, and a standard double commonly lands between $4,800 and $8,500. Resurfacing, meaning an overlay on an existing surface, is far cheaper at $2.50 to $6. Removal and haul on its own, if you wanted only the old surface gone, is $3 to $5. Those four figures describe four genuinely different jobs, and the reason quotes vary is that contractors are often quoting different ones without saying so.

Other surfaces bracket the same market. Interlock pavers run $20 to $35 per square foot, so a typical double-car interlock driveway lands between $8,000 and $18,000. Plain concrete is $9 to $18, which puts a 600 square foot driveway at $5,400 to $10,200, and a stamped finish takes that to $18 to $30. Tar and chip, generally a rural choice, is $2 to $5. Gravel is $1 to $4. Maintenance is the cheapest work we do: sealing at $0.25 to $0.55 per square foot puts a 600 square foot double at roughly $150 to $350, and a crack repair visit is $200 to $500.

Set that last paragraph against the one before it. Sealing a sound driveway for $250 and repaving it for $6,500 are not competing options, and the first question worth answering is which category your driveway is actually in.

Size tiers, and why a small driveway costs more per foot

Published Canadian size tiers are consistent about this. Work between 100 and 500 square feet runs $10 to $15 per square foot. Between 501 and 1,000 square feet it drops to $8 to $12. From 1,001 to 5,000 square feet it falls again to $6 to $10. That is a halving of the rate across the range, and it surprises people who assume a small job should be proportionally cheap.

The reason is fixed cost. A paving crew, a paver and a roller mobilise the same whether they are laying 300 square feet or 3,000. Transport, setup, compaction equipment and the day itself do not scale down. Hot mix compounds it, because it is sold by the tonne with a minimum load, so a small driveway often pays for material it physically cannot use before the mix cools below compaction temperature.

Knowing the tiers is worth money. If you have a small job, the sensible moves are to combine it with neighbours on the same street so one mobilisation covers several driveways, to bundle it with other work at the same property, or to pair a repair with a seal so a single visit does both. We will say all of that out loud when it applies, because a customer who understands why the rate is high is far less annoyed by it than one who suspects they are being taken advantage of.

For reference, a single driveway is around 300 square feet, with sources putting the plausible range at 200 to 400. A standard double is 600 to 800. A three car apron is 900 to 1,200. A rural laneway has no meaningful typical size and gets measured on site.

Line items that move an Ottawa quote

Base and drainage work dominate. Site excavation and grading run $2 to $8 per square foot depending on depth and disposal, and dedicated drainage work, meaning swales, catch basins or regrading a low area, runs $1,000 to $3,000. Those numbers are not add-ons in the upsell sense. On a driveway that currently holds water, that work is the repair and the new surface is what you put on top of it afterwards.

Repair scales in tiers of its own. A crack repair visit is $200 to $500. A moderate repair, meaning saw-cut patches and localised full depth work, is $500 to $1,500. Major repair, where several areas have failed and the base is involved, is $1,500 to $5,000 and up. Interlock follows the same shape, with a spot repair at $200 to $600 and a full lift and relay of a settled section at $1,500 to $5,000.

The reason base condition dominates everything is specific to this ground. Ottawa sits on Champlain Sea clay with a sensitivity between 65 and 85 and a natural water content of 64 percent against a liquid limit of 52 percent. It classifies CH, high plasticity clay, which is the worst frost susceptibility category available. Frost damage requires susceptible soil, freezing temperature and available water together. Two of those are fixed here. A driveway budget in Ottawa is mostly a water management budget, whether or not the quote uses those words.

Climate backs that up with plain numbers. The 1991 to 2020 normals give Ottawa 231.9 cm of snow, 757.2 mm of rain, a January mean of minus 10.0 C and a record low of minus 36.1 C. The asphalt binder specified for this city is PG 58-34 for exactly that reason.

Permit fees are a separate cost, not a markup

If the work touches the City road allowance, the City charges for it and those charges belong on your quote at cost. A residential access permit is $193. A culvert inspection is $112. A road cut permit is $296 per street segment. Commercial access permits are $334 for 1 to 49 parking spaces, $669 for 50 to 99 and $853 for 100 or more.

The money is rarely the problem. The timeline is. Processing runs six to eight weeks, and the practical Ottawa paving season is early May to mid October, with asphalt plants having reopened in the first week of May in 2026. An enquiry about a new or widened driveway made in August is already tight for the same year, and one made in September is a next season job.

You do not need a permit to resurface an existing access at the same size, which covers most driveway work. You do need one for a new access or a widening. There is a narrow exemption for an extension of 1.8 m or less, but it carries four conditions and specifically excludes asphalt, so a wider asphalt driveway means a permit.

The width rules sit alongside the fees. A private approach must be between 2.4 m and 9.0 m wide and cannot exceed 50 percent of your frontage. Current zoning caps driveways at 6 m in Zones A to C and at 50 percent of lot width in Zones D to F. At least half of the front lawn has to remain soft landscaping, and artificial turf does not count toward it. Access By-law 2026-139 replaced 2003-447 on 8 April 2026, Zoning By-law 2026-50 replaced 2008-250 on 11 March 2026, and a Hardscaping Contractor Licence has been mandatory since 1 March 2026. A quote produced against the old by-laws can be wrong in ways that cost real money.

Questions about driveway pricing

Why does the calculator give a range rather than a price?

Because the two biggest variables cannot be entered into a form. Base condition decides whether you are buying an overlay at $2.50 to $6 per square foot or a remove and repave at $8 to $14, and that is a difference of thousands on the same driveway. Drainage correction adds $1,000 to $3,000 where it is needed and nothing where it is not. A calculator that produced a single confident number would be inventing precision it does not have.

What is the single biggest variable in an Ottawa quote?

What is underneath. On a standard 600 to 800 square foot double, an overlay on a sound base and a full remove and repave are separated by several thousand dollars, and the only way to tell which one applies is to probe the surface and watch how it behaves. Everything else, including surface choice, moves the number less than that one decision does.

Is disposal of the old asphalt a separate line?

On our quotes, yes. Removal and haul on its own runs roughly $3 to $5 per square foot in this market, which on a 700 square foot double is a meaningful figure in its own right. Folding it into a per square foot rate makes two quotes impossible to compare, which is usually the point.

Are permit fees included in your quote?

They appear on the quote at cost, not marked up. A City of Ottawa residential access permit is $193, a culvert inspection $112, and a road cut permit $296 per street segment. Commercial access permits run $334 for 1 to 49 spaces, $669 for 50 to 99 and $853 for 100 or more. No permit is needed to resurface an existing access at the same size.

Why does a rural laneway need measuring before a price?

Because there is no typical rural laneway. Suburban driveways cluster around known sizes, so a single at about 300 square feet or a double at 600 to 800 gives a usable starting bracket. A country approach can be any length, may cross a ditch requiring a culvert, and often has a subgrade that decides the build. We measure those on site rather than quoting a figure we would have to withdraw.

Why is a small driveway more expensive per square foot?

Fixed mobilisation. A crew, a paver and a roller cost the same to bring to a 300 square foot single as to a 1,200 square foot three car apron, and hot mix is sold by the tonne with a minimum load, so a small job frequently pays for material it cannot use. Published Canadian size tiers put 100 to 500 square feet at $10 to $15 per square foot, 501 to 1,000 at $8 to $12, and 1,001 to 5,000 at $6 to $10.
