Driveway paving in Kanata, from Beaverbrook to Morgan's Grant

Driveway paving in Kanata costs $5 to $10 per sq ft for new asphalt, $8 to $14 to remove and repave an older Beaverbrook driveway, and $2.50 to $6 for an overlay where a newer base still holds. Paving Experts Ottawa probes for shallow Carp Ridge rock and soft spots before quoting a depth.

What changes a Kanata quote

Three things move the number on this side of the city more than anything else.

Depth to bedrock

Precambrian bedrock is exposed along the Carp Ridge, which runs from Kanata through Carp to Arnprior. Where rock sits shallow, excavation costs more and water perches on the rock instead of draining away. It is a drainage question as much as a digging question.

The decade of the street

Beaverbrook is the oldest neighbourhood here. Bridlewood, Kanata Lakes and Morgan's Grant filled in through the 1980s and 1990s. Emerald Meadows, Marchwood and Briarbrook came later. The right work differs by thirty years of wear.

What survives underneath

An old driveway that has been overlaid twice often has no usable base left. A newer one usually does. We probe for soft spots rather than assuming, because that single finding decides between an overlay and a full rebuild.

A concrete driveway in front of a double garage, finished with a red brick-pattern border band across the slab and along the street edge. Saw-cut control joints divide the surface into large panels, and the darker patches in the photo are areas still drying out after the pour. The border band marks where the driveway meets the road apron and gives the finished slab a defined edge.

Two paving markets under one name

Kanata’s first street, Tiffany Crescent, was built in 1964. Beaverbrook is the oldest neighbourhood and its driveways are now six decades into service. Bridlewood, Kanata Lakes and Morgan’s Grant were developed through the 1980s and 1990s. Emerald Meadows, Marchwood and Briarbrook expanded later again. The population moved from 19,728 in 1981 to 98,938 in 2021, and that growth curve is written into the driveways. A Beaverbrook driveway has usually been overlaid at least once and may have no recoverable base. A Morgan’s Grant driveway is far more likely to need crack sealing and a seal coat. Same suburb, different job, different price.

What a Kanata quote should itemise

Four numbers make a Kanata quote comparable to anyone else's. If a contractor cannot answer these, the price is not comparable.

Excavation depth, and what stops it

On the western and northern edge of the suburb the Carp Ridge can put Precambrian bedrock close to the surface. Ask how deep we can dig before meeting rock, because that single finding sets the excavation line on your quote.

Granular depth and how many lifts

The City light duty pavement standard is 50 mm of asphalt over 150 mm of Granular A and 300 mm of Granular B Type II at 98 percent Standard Proctor. A driveway carries far less load than a road, but your quote should still name depths and the number of compacted lifts.

Where the water goes

Where rock sits shallow, water perches on it instead of draining down. The fix is grade, not thickness: positive fall away from the house, a driveway grade not exceeding 6 percent and 150 mm of foundation clearance.

Whether a permit is involved at all

Kanata North and Kanata South are both inside the City of Ottawa. Resurfacing an existing access at the same size needs no permit. Changing it means a $193 residential access permit under Access By-law 2026-139, with six to eight weeks of processing.

Our Process

How a Kanata job runs

1

Measure and probe

We measure the real area, check the fall from the road edge to the garage and probe the existing base for soft spots and for how deep we can dig before meeting rock.

2

Decide overlay or rebuild

If the base is sound and the grade is right, an overlay is honest work. If it is not, we say so and quote the rebuild instead of selling you a surface that will fail.

3

Build the base

Excavate to depth, place granular in lifts and compact each lift. Where rock is shallow, the drainage detail matters more than the depth, so we grade water off the surface deliberately.

4

Pave and hand over

Mix arrives at temperature and is spread and rolled inside the compaction window. We walk the edges, the apron and the drainage with you before we leave.

Beaverbrook and Morgan's Grant are two different Kanata paving jobs

A Kanata address tells us almost nothing on its own. Beaverbrook is the oldest neighbourhood in the suburb and its driveways are six decades into service. They have usually been resurfaced at least once, sometimes twice, and the original granular underneath is often thin, mixed with clay and no longer draining.

Bridlewood, Kanata Lakes and Morgan's Grant filled in through the 1980s and 1990s. Emerald Meadows, Marchwood and Briarbrook came later again. Those driveways generally sit on a builder base laid to a modern standard, and they are far more likely to be crack sealing and seal coating work than replacement. Two houses, both in Kanata, and the honest quotes differ by a factor of four.

What shallow Carp Ridge rock does under a Kanata driveway

Precambrian bedrock is exposed along the Carp Ridge, the band of higher ground running from Kanata through Carp and out toward Arnprior. Close to it, rock can sit shallow enough to change the job.

Shallow rock does two things. It caps how deep we can excavate without expensive work, and it stops water moving down. The failure that follows is not settlement. It is a saturated base that freezes, lifts and cracks the surface from beneath, so we probe for rock and for soft spots before quoting a depth.

For reference, new asphalt in Ottawa generally runs $5 to $10 per square foot, remove and repave $8 to $14, and an overlay $2.50 to $6. A standard double is 600 to 800 square feet.

Kanata driveway questions

Why does a Beaverbrook driveway cost more to excavate than a Bridlewood one?

It usually does not cost more because of the neighbourhood name. It costs more because sixty-year-old driveways have often been overlaid, sit on thin or contaminated granular and need the whole section taken out and rebuilt. A newer driveway can sometimes keep its base. We price what we find when we probe, not what the address implies.

Our Kanata lot has rock close to the surface. What changes?

Two things. Excavation gets slower and more expensive, and water stops draining down. On shallow rock the base cannot shed water vertically, so the grade has to carry it away instead. Ottawa's spec asks for positive drainage and a grade not exceeding 6 percent, and on rocky ground getting that fall right matters more than adding granular you cannot dig room for.

Are Kanata North and Kanata South treated differently for permits?

No. Both wards are inside the City of Ottawa, so the same rules apply. Access By-law 2026-139 took effect on 8 April 2026 and replaced the old Private Approach By-law 2003-447. A residential access permit is $193 with a six to eight week processing time. Resurfacing an existing access at the same size needs no permit at all.

Our Morgan's Grant driveway is about 25 years old. Replace or resurface?

It depends on the base, not the birthday. The City itself states that pavement age is not a factor in assessing pavement performance, and condition is what matters. If the cracking is surface level and the base is solid, an overlay at roughly $2.50 to $6 per square foot is the sensible spend. If the cracks are wide, branching and moving, a rebuild at $8 to $14 is the honest answer.
