Where we pave across Ottawa and eastern Ontario

Paving Experts Ottawa paves across 16 areas, from Kanata and Barrhaven to Orleans. That includes towns outside the city, such as Rockland, Embrun, Russell, Carleton Place and Kemptville, where entrance approvals go through the local township instead of the City. Each area page lists local prices and permit rules.

Check we cover you

Give us your area and what the driveway is doing.

What can we help with?

So the right crew reviews your project.

If you are outside these areas, tell us anyway and we will say yes or no honestly.

Areas we serve

Sixteen areas, each with its own ground, its own housing age and in five cases its own municipality and permit process.

Kanata North and South

Kanata

Beaverbrook driveways date from 1964, Morgan's Grant from the 1990s. Two markets under one name.

Driveway paving in Kanata

Orleans East, West and South

Orleans

Much of Orleans sits on Champlain Sea clay, which is where the spring heave pattern comes from.

Driveway paving in Orleans

Barrhaven West and East

Barrhaven

Old Barrhaven west of Greenbank dates from the 1960s and 70s and is comfortably past end of life.

Driveway paving in Barrhaven

Knoxdale-Merivale, College, Bay

Nepean

Decades of housing stock under one name, so the street decides the job, not the sign.

Driveway paving in Nepean

Stittsville ward

Stittsville

Largely 1990s onward on the shallower western ground. A maintenance market more than a replacement one.

Driveway paving in Stittsville

Gloucester-Southgate

Gloucester

Urban curb accesses and semi-rural ditch entrances inside a single ward, with different permit rules.

Driveway paving in Gloucester

Rideau-Jock

Manotick

Rural entrances where the culvert is yours to maintain and the ditch cannot be altered.

Driveway paving in Manotick

Osgoode ward

Greely

Long laneways where haul distance from the aggregate pit is usually the largest line on the quote.

Driveway paving in Greely

Riverside South-Findlay Creek

Riverside South

Groundwater sits 0.7 to 1.3 m below surface here. Drainage decides everything.

Driveway paving in Riverside South

Rideau-Jock

Richmond

Village lots and surrounding rural entrances, two different permit situations in one postal area.

Driveway paving in Richmond

Osgoode ward

Osgoode

Ditches, culverts and large rural lots across the south east of the city.

Driveway paving in Osgoode

City of Clarence-Rockland

Rockland

Outside Ottawa, so entrance approvals go through the local municipality, not the City.

Driveway paving in Rockland

Township of Russell

Embrun

Outside Ottawa. Fast growing newer stock, so mostly a sealing and crack sealing market.

Driveway paving in Embrun

Township of Russell

Russell

Outside Ottawa. Rural laneways and ditch crossings on the Castor River.

Driveway paving in Russell

Lanark County

Carleton Place

Outside Ottawa. Narrow heritage core lots where width is the limiting factor, plus newer subdivisions.

Driveway paving in Carleton Place

Municipality of North Grenville

Kemptville

Outside Ottawa. A mix of village lots and rural acreage, so both entrance types occur.

Driveway paving in Kemptville

Three kinds of driveway, one region

Urban, suburban and rural share almost nothing beyond the material.

Urban infill

Narrow frontages, so the rule that a driveway cannot exceed 50 percent of frontage bites hard. Access is tight for equipment and the apron ties into a city road.

Suburban double

The standard 600 to 800 square feet, usually on clay, usually with a drainage question at the garage end and a grade that was set thirty years ago.

Rural laneway

A ditch crossing means a culvert, which the homeowner owns and maintains. Haul distance from the aggregate pit becomes the largest line on the quote.

Three things that change by area

This is why the area pages are not interchangeable.

What is under the driveway

Bedrock is exposed along the Carp Ridge through Kanata, while Riverside South sits on clay with groundwater 0.7 to 1.3 m below surface. The same driveway design is wrong in one of those places.

Who issues the permit

Rockland, Embrun, Russell, Carleton Place and Kemptville are outside the City of Ottawa. The Ottawa access permit process does not apply and approvals go through the local municipality.

How old the driveways are

Old Barrhaven dates from the 1960s and 70s and Kanata's first street went in during 1964. Stittsville's suburban stock is largely 1990s onward. Age changes whether the honest answer is maintenance or replacement.

Urban, suburban and rural are three different jobs

Ottawa covers 2,788 square kilometres, which is larger than some entire municipalities elsewhere in the province. A downtown infill driveway, a suburban double in Barrhaven and a rural laneway in Osgoode share almost nothing beyond the material. Downtown lots are narrow, so the rule that a driveway cannot exceed 50 percent of frontage bites hard and access is tight for equipment. Suburban driveways are the standard 600 to 800 square feet, usually on clay, usually with a drainage question at the garage. Rural entrances involve a ditch, which means a culvert, which the homeowner owns and maintains. We quote all three, but we do not quote them the same way.

30 to 50 m Borehole spacing the City requires for infill, because ground varies that much
5 of 16 Areas here that sit outside the City of Ottawa entirely

Five of these areas are not in Ottawa

Rockland

City of Clarence-Rockland, United Counties of Prescott and Russell. Entrance approvals go through that municipality.

Embrun and Russell

Township of Russell, Prescott and Russell. Ottawa's access permit and its frontage rule do not apply.

Carleton Place

A town in Lanark County with its own entrance approval process.

Kemptville

Municipality of North Grenville, Leeds and Grenville. We will point you at the right office rather than quoting Ottawa's rules at you.

Ottawa is not one paving market

The city covers 2,788 square kilometres and holds just over a million people. Ground changes within a few hundred metres, so there is no standard Ottawa driveway. A City study for the downtown truck tunnel found clay 10 to 20 metres thick along one street and only 3 to 5 metres, and stiff, along another a short walk away. Along the Carp Ridge, running from Kanata through Carp to Arnprior, Precambrian bedrock is exposed at the surface.

That variation is not academic. On clay the job is drainage and a deep granular base. On shallow rock the failure mode is different: water perches on the rock instead of draining, and excavation costs more. A contractor who builds both the same way gets one of them wrong.

Housing age changes the answer

Kanata's first street went in during 1964 and the place grew from 19,728 people in 1981 to 98,938 in 2021, so one name covers driveways sixty years old and driveways twenty years old. Barrhaven was founded in 1968 and now holds over 103,000 people, with Old Barrhaven west of Greenbank dating from the 1960s and 70s. Stittsville was founded in 1854 but its suburban stock is mostly 1990s onward.

A sixty year old driveway on a 1960s base is a rebuild conversation. A twenty year old driveway on a properly built base is very often a sealing conversation. We do not open either until we have looked.

Questions about our coverage

Do you charge more further out?

Travel is a real cost and we will tell you if it affects a quote, but we do not apply a hidden distance surcharge. What genuinely changes price at distance is haul, particularly for gravel where the run from the pit is often the largest single cost in the job.

Does the Ottawa permit process apply in Rockland or Kemptville?

No. Rockland is in the City of Clarence-Rockland, Embrun and Russell are in the Township of Russell, Carleton Place is its own town in Lanark County, and Kemptville is in the Municipality of North Grenville. Each handles its own entrance approvals, so the Ottawa access permit fee and its six to eight week processing time do not apply there. Ask us and we will point you at the right office.

Can you do several driveways on one street at once?

Yes, and it is the single best way to reduce cost per driveway. Mobilising a crew, a paver and a roller costs the same whether it is one driveway or six, which is why small isolated jobs carry a premium. Neighbours booking together share that overhead.

Is my area on clay?

Much of Ottawa sits on Champlain Sea clay, but it is not uniform and we will not guess from a postcode. The City itself requires boreholes at 30 to 50 metre spacing for infill housing because conditions vary that much. We confirm on site.
